1 Delhi Place, CASHMERE
Sold for $1,165,000 under the hammer 200 buyer groups came through the property 15 bidders were at the auction The purchaser was from Dublin, Ireland and first saw the property in the Property Press. This lovely Irish couple bought this home as a rental property! First bid was $600,000. The marketing campaign started out as a tender but was changed to an auction on my recommendation to the trustees after the first 2 weeks of marketing showed a high level of interest.

39a Thornycroft Street, FENDALTON
Sold on behalf of the Thompson family in August 2009 in what was supposed to be a tough market.  There were over 200 inspections for this 3 bedroom permanent material property on the north-west corner of Thornycroft Street.  There were 12 bidders at the auction and after starting at $700,000, the property sold for $995,000.  The eventual purchaser of the property had an exceptionally good bidding strategy which helped them win amongst strong competition on the day.

Sold by Auction with 5 bidders in the room, in March 2010.
Was the Wilson's own home from brilliant Christchurch architects Wilson & Hill.
3 bedrooms, solid plaster construction, uninterrupted coastal and city views.

14 Chateau Drive, ILAM
Sold for $921,000 by Auction.  The campaign ran for 4 ½ weeks and 59 buyer groups came through this property.  There were 3 bidders at the Auction.  The price feedback indicated the price to be in the late $800,000 to low $900,000.  The purchaser was from Christchurch and first saw the property in the Property Press.

 

95 Mays Road, MERIVALE
Sold in September 2009.  A refurbished large 4 bedroom family home with Paparoa Street, Heaton Intermediate and Christchurch Boys' High School zoning.  Sold for $902,000 on an auction process that was brought forward due to prior interest.  This shows the continued strong demand for good family homes in this area, particularly where the land area is in excess of 1,000m².
4 Gazelle Lane, REDCLIFFS
Sold prior to auction for $1,250,000, this property had been marketed by another company unsuccessfully for over 2 years. If thats not a case for the importance of strong marketing I don't know what is! Additionally I sold this property in Feb 2009 which was a market that had shifted downwards in value by about 20% from the 2 years prior.

77 Cashmere Road, CASHMERE
Sold for $532,000 under the hammer at auction.  100 buyer groups came through the property and 11 bidders were at the auction.  The purchaser was from Somerfield, Christchurch and first saw the property in the Press.  The neighbour had wanted to purchase this property on a private basis before I was involved for $435,000.  This is precisely why good marketing and process management will result in a better price.

91 Glenstrae Road, REDCLIFFS
Sold for $945,000 under mortgagee sale conditions instructed by the Otago Mortgage Trust.  There were 12 active bidders in the room and the property was not complete with at least $350,000 to be spent to finish the house. The purchasers were a lovely couple who really did their homework, had a great bidding strategy and bid strongly under good competition on the day. the opening bid was $450,000.

142A Innes Road, MERIVALE
Sold for $640,000 · An auction campaign and then priced at $649,500.  46 buyer groups came through the property.  The purchaser was from Christchurch & first saw the property in the Property Press.  This property was owned by a colleague in the office, its always a privilege to be asked to market a property for your peers.

44 St Albans Street, MERIVALE
Sold 3 days post Auction for $626,000.  20 buyer groups came through the property.  This was a great family home in a good location with good school zones that sold during a tough market in early 2008.

 

72 Glandovey Road, FENDALTON
A 5 bedroom family home with an outdoor pool on 1,020m².  This property sold in November 2009 and featured Christchurch Boys and Girls High zones.  The owner was downsizing and the new purchasers were a growing young family.  There were 5 bidders at the auction and it sold under the hammer for $1.16 million.

16 MacMillan Avenue, CASHMERE
This property had been on the market previously with Harcourts for several months prior.  The photography was completely redone and sold in a multiple-offer situation after only 5 days on the market in September 2009.  MacMillan Avenue is a great Cashmere address and, while not a family home, this property features brilliant views and excellent entertaining areas.

72A Hewitts Road, MERIVALE
This brand new Oamaru stone townhouse sold in December 2009 and was purchased by a couple from Wellington, who appreciated the exceptional attention to detail, materials and quality fittings in the property.  Sold for $770,000.

40A Idris Road, FENDALTON
Sold under the hammer at Auction in March 2010.  There were 30 buyer groups through the property and 3 bidders at the auction.  The purchaser was from Australia and was introduced to the property through our company database.  This was a 1930's Cecil Woods designed home on 1,290m² of land.

1 Tirohanga Lane, SCARBOROUGH
This near-level 2,000m² section was sold in the winter months of 2009 to a purchaser from the UK, who loved tennis, ocean views and coastal walks.  Clearly, the perfect buyer as the property is adjoined by a tennis court, a nearby coastal walking track and ocean views.  The section sold for $525,000.
