Sold post-auction in 2009.  This was a good 3 bedroom, 2 bathroom 1960's home in an excellent location with zoning for some of Christchurch's best schools.  The property required some modernisation but was generally well presented and in good condition.  Sold for $540,000.  The property ws purchased by a young couple from Auckland who will modernise over time.  I am sure this address will carry any investment they make.

56 Esplanade, SUMNER
Sold in a multi offer situation approximately two months after auction.  The property had been on the market under expressions of interest prior to this and had recieved two offers during that time.

14A Glandovey Road, FENDALTON
Sold February 2010 for $550,000.  Set in a beautiful location with a stream boundary to the south, this cross-leased one of two three bedroom units sold under the hammer with three bidders at the auction.  The property required modernisation internally but this address will comfortably return any investment made by the new owner.

21, 25 & 27 Melrose Street, CITY
Sold via a Tender Campaign for $1,050,000.  30 buyer groups came through the property.  2 offers were received.  The purchaser was from Sumner and first saw the property in the Press (Wednesday ad) prior to the Tender closing the next day.  1,244m² of L4C land on 3 separate titles.

140 Westminster Street, ST ALBANS
Sold 4 days post Auction for $428,000.  The campaign ran for 4 weeks and 49 buyer groups came through the property.  There were 4 bidders at auction.  The purchaser was from Auckland and first saw the property advertised on the Internet.

14 Hays Rise, GOVERNORS BAY
Sold for $722,500 via a 6 week deadline sale campaign followed by price on application marketing.  67 buyer groups came through the property.  1 deadline sale offer came in.  The purchaser was from Fendalton, Christchurch who loved the elevated position and harbour views.

141 Deans Ave, RICCARTON
Sold via a Tender campaign for $850,000.  35 buyer groups came through the property.  The purchaser was from Perth, Australia and first saw the property on the Bayleys website.  This was a beautifully presented home in a great position close to Hagley Park with good school zones.

2 Hatton Court, HAMPTON GRANGE, NORTHWOOD
Sold at Auction.  22 buyers came through the property and there were 3 bidders at the auction.  The property had been marketed previously by two different companies for approximately 12 months. 

28 Ryelands Drive, LINCOLN
Sold via a 7 week for sale campaign for $530,000.  40 buyer groups came through the property.  The purchaser was from Auckland and first saw the property in the Press.  Situated in a nice subdivision close to Lincoln village.

Steep Hill, RAKAIA VALLEY
Sold for $4,250,000+GST.  Two buyer groups came through the property.  The purchaser was from Auckland and was introduced to the property through my database.  Database marketing only included.

93 Mays Road, MERIVALE/PAPANUI
Sold for $625,000 post Auction.  There were 80 buyer groups through the property.  This was a refurbished house that was the original caretakers cottage when the surrounding land was an orchard.  The current title is approximately 1,100m² on a back section on the north side of the road.  A truely fantastic setting.

9/400 Durham Street, CITY

This apartment was situated in the Maddison Apartments.  It was listed and sold on the same day.  The property was purchased by a Kiwi who was at the time, working in personal security for the American Government in Baghdad (you always meet some interesting people along the way).

 4 Ryton Place, LAKE COLERIDGE VILLAGE
This was the showhome for a boutique subdivision in the Rakaia Valley.  The property was sold fully furnished and was purchased by two Christchurch families who share the usage of the property and, I understand, use it almost every weekend.

This was a 3 bedroom, 2 bathroom brick and tile townhouse sold off-market in May 2010.  It had a beautiful setting, with a stream boundary.  The purchaser was the only party to view and bought the property to live in.
 42 Thornycroft Street, FENDALTON
A 4 bedroom cross-leased one of two townhouses.  The property featured solid construction but required significant modernisation (cosmetic throughout).  The property sold under the hammer at auction, with 3 bidders in the room.  Sold February 2010.
